Lobien Realty Group, PPC One Estate introduce Upper Class Tower

THE continued demand for office spaces in the Philippines has led to the rise of the Upper Class Tower, nestled in the busy district of Quezon City.

Considered as the first office project of PPC One Estate Corp., the real estate arm of the PPC Group of Companies, the 26-story, Grade A office building is set to cater to multinational and business process outsourcing (BPO) companies in the country.

“The BPO Industry is one of the most dynamic and fastest growing industries in the Philippines and is also one of the biggest providers of jobs for Filipinos for the past five years” PPC explained in a statement. “PPC One Estate Corp. is primarily focusing on the BPO industry to buy land, build BPO-certified and Philippine Economic Zone Authority (PEZA) accredited buildings and lease out to big multinational corporations in the BPO Industry.”

In support of this world-class, state-of-the-art building project endeavor, PPC has partnered with property services company Lobien Realty Group (LRG) as its exclusive project leasing consultants on April 2.

“Sheila Lobien and her team were present from start to finish. From pre-construction stage, design, ground breaking until topping off,” LRG said in a statement. “We are tasked to find the best tenants that would suit the landlord’s goals in mind. We will be their professional consultant and partner, offering expert advice.”
The project had its topping off ceremony on April 30 and will be ready for occupancy by the third quarter of 2019. LRG targets to have the building fully-occupied before the building completion.

“The unit will be handed over in a warm shell condition complete with acoustic tiles, t-runners and variable refrigerant flow (VRF) Airconditioning system as well as a clear ceiling height of 3 meters,” LRG added.

With a gross leasable area of 24,510 square meters, the Upper Class Tower has allotted the ground floor for retail outlets while the 9th to 26th floors are for office spaces.

“70 percent of BPO companies are based in Metro Manila and we are targeting prime locations situated in major thoroughfares for ease of access and maximum visibility” the company explained.
On the other hand, LRG is a full-service real estate consultancy and property investments strategy firm established by real estate expert Sheila Lobien, who sits as its chief executive officer.
